Tahoe Market Update – December 10th, 2020

As announcements of another “lock-down” hit last week, we saw a surge of interest in our Tahoe real estate market. The shelter-in-place orders and increase in COVID cases have once again fueled people’s concern and impatience with the realities of prolonged distance learning, working from home and feeling trapped indoors. Although there has been some good news around a vaccine, most feel that this is going to be a long winter, and they are craving an escape in Tahoe.

The ski areas have been deemed “allowable outdoor recreation;” and for the foreseeable future, they will remain open. Whether they ski or not, coming up to Tahoe to enjoy some fresh air, open space and walks in the snow is appealing to those looking to escape to the serenity of the mountains. Therefore, demand is still through the roof as people desperately sift through limited inventory to find their Tahoe retreat. As an example of how starved for inventory we are, let’s look at one of the bellwether neighborhoods for North Tahoe. Historically, there is an average of between 80 – 100 homes on the market in Tahoe Donner at any given time. Right now there are only five homes for sale in all of Tahoe Donner!
