Only in Tahoe can you experience snow on the Summer Solstice! Yes, we had snow this past Saturday, but thankfully, the warmth has returned, and summer is now in full swing. With the 4th of July holiday marking the start of our busy real estate season, we're ready for a great summer ahead.
One of the many reasons people return to Tahoe year after year is our exceptional summer weather. While much of the country is experiencing rising temperatures, we enjoy cooler mountain air, sunny days, and crisp evenings. It’s the perfect escape from the heat and a wonderful time to reconnect with nature, enjoy outdoor concerts, spend time on the water, or explore the backcountry. In the world of real estate, the current market is telling a clear story: there has been a surge in the volume of properties for sale. In the past 30 days, 233 properties have been added to the Tahoe Sierra MLS. The increase in inventory, combined with the completion of the school year and graduations, has led to a boost in buyer interest. Buyers are engaged and active, but they remain selective. Homes that are priced correctly are selling, often receiving clean and timely offers. However, properties with speculative or aggressive pricing are taking longer to move. The key takeaway: buyers are out there, but they’re focused on value and realism.
For Buyers:
Despite the recent lull in sales—which is typical during our "off-season"—buyers are still taking their time, often due to the perception of “too much inventory.” While the number of homes on the market has certainly increased, they span a wide range of price points and neighborhoods throughout North Lake Tahoe and Truckee. Buyers have noted that while inventory is up, the specific homes that match their budget and criteria remain limited. Nonetheless, this is the best selection of opportunities we’ve seen in over a year.
For Sellers:
If you're considering selling, now is an excellent time. Summer is the peak season for real estate activity in Tahoe, and when a home is priced correctly and presented thoughtfully, it stands out and attracts attention. With the area bustling and enthusiasm for Tahoe is high, there's no better time to showcase your property. Properties that are priced well are selling, and we’ve even seen multiple offer scenarios. In the past 30 days, there have been 107 pending sales and 112 closings. Buyers are active, and with summer in full swing, we expect things to heat up even more.
Conclusion:
Opportunities are abundant for both buyers and sellers this season. The 4th of July marks the traditional kickoff for our busy selling season, and we’re seeing a meeting of the minds between buyers and sellers. In the past 30 days, we’ve had 169 price reductions—another indicator that the market may be reflecting some of the uncertainties in the national economy.
