Since recording this video last Friday. the CPI report came out this morning and the headline inflation came in at 3.1% year over year, which was unfortunately hotter than market expectations. This is a reminder that while the data indicates mortgage rates have further to fall, it’s happening slowly and there will be blips in the road.
Reminder the 10 year Treasury yield, which is what Jumbo mortgage rates follow, was ~5% late October and then dropped to just under 4%, in which time 30 year fixed mortgages went from flirting with 8%, down the high 6%’s, but in the past week or so the market has given back about 1/3rd of those gains. This is yet another example of how important it is to stay up to date with the constantly evolving market. Longer term expectations remain that mortgage rates continue to improve but it’s all just taking time.
