Tahoe Connect Newsletter - Fall 2024 Insights and Exciting Events!

As the days get cooler and the leaves get ready to change, it’s a reminder that winter is just around the corner. In the mountains, we know the first snowfall can surprise us as early as Halloween—so let’s be ready!

Here’s a handy checklist to help you prepare your home for the chilly months ahead:
  • Gather Your Snow Gear: Now’s the time to dig out those snow shovels, blowers, and ice scrapers. Trust me, there’s nothing worse than scrambling to find them after the first snowfall!
  • Driveway Sealing Alert: If your driveway is showing signs of wear, like cracks that resemble a spider web, it’s the last call for sealing. You still have a few weeks to get it done. Feel free to reach out—I have trusted connections who can help. In fact, my own driveway is getting a fresh seal today!
  • Exterior Painting Reminder: If your home needs a paint touch-up, act quickly! Cold temperatures and paint don’t mix well, so take advantage of the milder weather while you can still comfortably work outside.
  • Care for Your Trees and Shrubs: Give your trees and bushes some extra attention by tying them up. Early heavy snow can easily snap branches, and we want those beautiful trees to thrive come spring!
Taking these steps now will help ensure your home is ready for winter, keeping it cozy and protected. If you have any questions or need assistance, I’m here to help!
As we approach winter, it’s an excellent time to consider the Tahoe real estate market, especially for those who are not yet homeowners here. Many sellers are becoming increasingly motivated to close deals before snowfall, creating favorable conditions for buyers.

Recently, I helped a client secure a remarkable 16% discount off the listing price of a home they had been watching. It’s clear that we’re in a buyer’s market right now, presenting a unique opportunity to find your dream home at a great price. Additionally, mortgage rates fell for the sixth straight week last week. Mortgage rates sit at their lowest level since February 2023. If they continue to drop, many buyers will get off the fence and this window of opportunity will slip away as buyers jump back into the market.

If you’ve been contemplating a purchase in Tahoe, now is the time to take advantage of these market dynamics!

I recently returned from the 2024 Sotheby’s International Realty Global Networking Event in Nashville, where I joined colleagues from across the country and around the world. This annual event is an invaluable opportunity to connect with agents, share best practices, and stay on the cutting edge of our industry.

Since joining Sotheby’s in 2014, I’ve attended similar events in cities like Austin, Tahoe, Las Vegas, Scottsdale, and Sonoma. Each gathering not only enhances my knowledge and skills but also strengthens my network, allowing me to better serve you.

At this year’s event, we engaged in insightful sessions focused on innovative business practices, all while enjoying the vibrant atmosphere of Nashville—yes, networking also includes a bit of fun! With over 3,000 realtors in attendance, I returned with fresh ideas and connections that I’m excited to put to work for you.

Whether you’re looking to buy or sell in Tahoe or anywhere else in the world, my expanding network ensures that I can assist you with your real estate needs, no matter the location.

Giving back is a core value in my business and life, and I’m excited to share that I serve as a board member for the Tahoe Forest Health System Foundation. This year, the Overall & Hamilton Group is proud to sponsor our annual fundraiser, and I’m thrilled to extend an exclusive invitation to you for the Tahoe Forest Health System 75th Anniversary Celebration!

As a friend of mine, you have the opportunity to purchase tickets before they go on sale to the general public.

Join us on November 1st for an unforgettable evening of culinary excellence, featuring some of our favorite chefs from Best of Tahoe Chefs, paired with a specialty winery. This celebration not only commemorates 75 years of exceptional care but also raises funds to support the Tahoe Forest Health System’s Area of Greatest Need, helping us improve access to care in our community.

We have both General Admission and VIP ticket options available. VIP ticket holders enjoy early admission and a special reception with Chef Billy McCullough and Pride Mountain Vineyards from 4 PM to 5 PM.

I would be honored to have you with us as we celebrate this milestone.
