Happy Halloween, friends!
As the fall colors cast a warm glow over Tahoe, the real estate market continues to feel like it’s… on hold. You might say it’s in a bit of a “ghostly” state – quiet, with only occasional signs of life. But don’t be fooled! There are still great opportunities lurking in the shadows. If you’re thinking of exploring Tahoe real estate, now’s a good time to look around while enjoying the beautiful fall scenery.
Seller Motivation is Brewing – Each week, we’re seeing 20-30 price reductions, which could mean more treats for buyers. However, not all sellers are as motivated. Many are still holding firm on their prices or, in some cases, taking their properties off the market entirely.
Luxury Market Mysteries – Although the market is soft, it hasn’t yet opened the door to big discounts in the luxury segment. But don’t let that scare you away! I always encourage buyers to make offers, even “lowball” ones, because every so often, you might just catch a motivated seller.
Looking Ahead – We’re in our off-season, which is typically slow no matter what’s happening in the economy or politics. The upcoming election could bring a little uncertainty, but any real impact on the market probably won’t reveal itself until Q1 or Q2 next year.
With winter just around the corner, now’s the perfect time to get ready for ski season! Whether it’s tuning up your skis, winterizing your property, or checking off a seasonal to-do list, a little preparation can go a long way. We’ll be seeing snow before we know it.

Speaking of winter and ski season, we recently had the privilege of representing both the buyers and sellers in the sale of 1130 Mule Ears, an incredible ski-in/ski-out property in the heart of Sugar Bowl. This home is more than just a property; it’s a piece of the Sugar Bowl lifestyle, offering a front-row seat to all the beauty and excitement of the mountain. I’m incredibly grateful for the trust our clients placed in me and the Overall & Hamilton Group to bring this transaction to a successful close. Thank you to our amazing clients for allowing us to be part of this journey, and we wish the new owners many wonderful memories ahead.
If you are in the market for a ski house in Sugar Bowl, there are still two homes actively listed for sale. We are also aware of an off-market opportunity that is a great alternative to a single-family home. Please reach out if you’re interested in learning more.
Demand for Nevada Residency We continue to see a steady flow of buyers looking to get out of California and into Nevada to escape California State income taxes. My partner Soni Jackson has been absolutely crushing it in the Reno market. We’ve also enjoyed helping many of our buyers secure places in Incline Village. If you’re planning for a liquidity event and/or retirement and want to discuss opportunities to enjoy the proximity to Lake Tahoe while taking advantage of zero state income taxes, please reach out. We’d love to help you.
As always, feel free to reach out if you’d like to discuss the market or specific opportunities.
Happy Halloween!
