Quarter 1 of 2025 is already under our belt and hard to imagine we're in March. Just last week, our team of Overall Hamilton Group had the pleasure of hosting nearly 100 Sotheby's International Realty agents from outside markets all over the world. At Palisades resort in Olympic Valley Tahoe, we enjoyed our annual #TahoeConnect networking event showcasing this spectacular place to live, ski, and play while solidifying relationships and creating new ones.
 
What does this mean to you as a Buyer or Seller?
More than you'd think.
 
- Lake Tahoe, Truckee, Reno, and the Carson Valley have sparked a name on "the map" with a large percentage of our incoming market pool coming from outside states. With direct relationships, we're able to move clientele or put locations and lifestyles together for them by becoming further aware of where our Sotheby's International Realty colleagues have connections looking to shift. We discuss our markets, our clients needs, and lock in who the best professional agent is for a certain area for our outgoing Sellers and Buyers alike.
 
If you are moving or even if you are NOT in our region, we have and continue to work very hard to know the top level professionals wherever you plan to go. Word of mouth is a HUGE asset in the real estate industry, and with many having real estate as their largest asset in their portfolio, focus on the notion that: Who you work with matters.
 
Many new listings are coming onto the market now and heading into spring so it will be fun to see the inventory continue to pick up! Creative Ways to Buy Your Next Home Before Selling Your Current One
 
In today’s low-inventory market, an offer contingent on selling your home can be less attractive and may cost you more. But selling first isn’t always necessary—there are creative financing options to buy before you sell:
  • Home Equity Loan: Use equity from your current home for a down payment. Typically takes up to 30 days to secure.
  • Cash-Out First Mortgage: Refinance your existing home or rental, then repay after selling.
  • Secured Loan on Investments: Borrow up to 50% of your non-retirement investments’ value without selling assets.
  • 401(k) Loan: Borrow up to 50% of your balance (max $50K), with interest paid back to yourself.
  • Loan from Family/Friends: A personal loan secured by your home can be mutually beneficial.
  • Bridge Loan: A short-term loan using your home’s equity for easier qualification.
