October 2026 | Tahoe & Truckee Market Update

Greetings Friends,
Fall is one of my favorite times of year in Tahoe. The summer crowds have thinned, the aspens are putting on their annual show, and we're enjoying some beautiful days hiking and biking before winter arrives. There's something special about this time of year—crisp mornings, quiet trails, and the anticipation of the first big snowfall. If you haven't purchased your ski pass yet, consider this your friendly reminder!
We've also entered our traditional fall off-season, when visitor traffic slows and the real estate market settles into a quieter rhythm. For buyers, this can be an excellent time to explore opportunities, particularly with sellers who have been on the market throughout the summer and may be more motivated to make a deal before winter.
Before diving into the market, I wanted to share a couple of highlights from the past few weeks.

Earlier this month, I traded the waters of Lake Tahoe for San Francisco Bay to participate in the Alcatraz Swim for Sight. Swimming from Alcatraz to San Francisco was quite an experience, and even more rewarding knowing we were supporting such a worthwhile cause.
The event raises funds for vision research at UCSF through the All May See Foundation, helping advance treatments and ultimately find cures for blindness. This year's swim brought together nearly 50 swimmers and raised more than $150,000.
A huge thank-you to everyone who supported me and contributed to the fundraiser. I really appreciate your generosity and encouragement! If you'd still like to contribute, there's still time.

From swimming in San Francisco Bay, I traded my wetsuit for a sport coat and joined colleagues from around the world at the Sotheby's International Realty Global Networking Event (GNE).
This year's event was particularly special as we celebrated the 50th anniversary of Sotheby's International Realty. Thousands of agents gathered in San Francisco to exchange ideas, explore new technology and marketing tools, and hear from some terrific speakers, including Olympic champion Lindsey Vonn.
But for me, the greatest value of these events is always the relationships.
Over the years, I've built strong connections with Sotheby's agents in the Bay Area and other markets around the world. These relationships are a tremendous resource for our clients.
For our sellers, the Sotheby's network serves as an extended salesforce, allowing us to promote our listings directly to trusted agents who may have qualified buyers for Tahoe properties. And for our clients looking to buy or sell elsewhere, I can personally connect them with experienced advisors I know and trust.
That's the real power of our network—local expertise backed by relationships and resources that extend well beyond Tahoe.

Our third-quarter market report is out, and one thing is clear: there's no single story for the Tahoe and Truckee real estate market. While the region continues to demonstrate resilience, the differences between communities are worth noting.
Through September, Truckee's median sale price increased 4%, while Incline Village and Crystal Bay saw a 17% increase, driven in part by strong luxury sales. Meanwhile, West Shore's median declined 8%, even as the number of homes sold increased 12%. On East Shore, sales jumped 25%, and total dollar volume increased 42%.
These contrasts are a good reminder that Tahoe isn't one real estate market. Each community has its own dynamics, and even within the same neighborhood, results can vary considerably depending on the property and price point.
As we head into our quieter fall season, buyers have an opportunity to explore the market at a more relaxed pace, often with less competition. And while activity naturally slows this time of year, serious buyers are still out there.
The takeaway? The market is active, but increasingly selective. Understanding the differences between communities—and recognizing opportunities within them—is more valuable than ever.

HOMEWOOD | A NEW CHAPTER ON TAHOE'S WEST SHORE
I recently had the opportunity to tour what Discovery Land Company is creating at Homewood Mountain and Lake Club, and I was blown away!
What excites me most is the combination of mountain and lake experiences. Imagine skiing at Homewood Mountain Resort in the winter, enjoying a private lakefront club and boating on Lake Tahoe in the summer, with hiking, biking, fishing, and endless outdoor adventures in between—all on Tahoe's beautiful West Shore.
I've already had the pleasure of helping two families purchase in this exciting new development, and I'm looking forward to seeing the vision come to life.
If you're curious about the ownership opportunities or would like a private tour, please reach out to me.
UPCOMING LAKEFRONT OPPORTUNITY
We're also excited to introduce a special lakefront property in Carnelian Bay.
This four-bedroom, four-and-a-half-bath home offers approximately 3,386 square feet of living space, sweeping 180-degree views of Lake Tahoe, a brand-new private pier, boat lift, registered buoy, and direct lake access—some of the most sought-after amenities in lakefront ownership.
With private piers becoming increasingly scarce, opportunities like this don't come along every day.
We're bringing this property to market for $10,600,000. Contact us for more details and click the link below to view a quick video of the property.

I'm looking forward to a few more hikes and bike rides before trading my bike for skis. Hopefully Mother Nature has a great winter in store for us!
Whether you're thinking about buying, selling, or simply keeping an eye on the market, we're always happy to be a resource. And if you're planning a trip to Tahoe this fall or winter, we'd love to connect.
Wishing you a wonderful fall, a happy Halloween, and a great start to the holiday season.
See you in Tahoe!
