I am besides myself that we are officially in 4th Quarter of 2025. However, I can't lie, the Fall crisp weather creeping in has me all kinds of excited for the seasons change incoming. 2025 has been wildly busy! In a great way!
It has been a hot minute since we last "spoke", but I am fired up to bring back our regular newsletter in a "Biggest Little" refreshed fashion. If you haven't noticed, I'm pregnant, due in December, and I have plenty of backup so don't you worry: I won't skip a beat. ;) I'm not entirely sure I know how to back off anyways.
Onto business: Just a few short weeks ago, myself and 3 other distinguished Sierra Sotheby's agents (Kirsten Childers, Dena VanBlaricom, and Kathy Williams) had the honor of hosting the first annual Biggest Little Networking Event in Reno, Nevada bringing together 30 outside feeder market agents on a jam packed day of learning and exploring what Reno and Nevada as a Tax Haven region have to offer. All in an effort to be load them with information for their own clients who are looking for that next savvy business or personal life move.
We focused on Lifestyle, Adventure, Culture, Arts, Economics, and of course, the Tax Advantage Edge. We partnered with Reverie3D (fabulous high tech design company who does all of our renderings on our new build projects or even some resale homes in need of a facelift on the appearance potential of the listing), Dene Atchison with Cross Country Mortgage, and Dan Oster with NAI Alliance who gave an incredible lunch time speech about the economics of this region and all the positive changes from a business perspective which keep coming. All positive things on the horizon for this Northern Nevada place we call home!
This market has been an odd one! We all wish we had a crystal ball, but here's what I've noticed.
Some listings I think will sell quickly, may take awhile without showings, others may move quickly when we don't expect them to, however one thing is certain: Buyers are hesitant on the amount to pay and testing the seller's prices across the board. EVEN though the rates saw a slight drop recently, then up again slightly. Seeing under asking prices are very common and some significant negotiating going on.
I say it all the time, but WHO YOU WORK WITH MATTERS, especially trying to bring these deals together right now. If you are not being guided as to how to get creative with these structured deals, you could be leaving major money on the table.. in both directions.
