Can you believe we're already half way through summer? I'm enjoying this influx of warmth, boating season, refreshing lake life, glamping trailer/5th wheel adventures, the Reno Rodeo, festivals galore, and the bold, green foliage that's come back around Tahoe and Reno. This is a time our region truly shines.
The market has shifted into a more nuanced rhythm. Some select properties are moving quickly, snapped up if they are in a highly desirable location and presented extremely well and turn key, while others we expected to fly off the shelf from samples of the last few years are taking a bit more patience to find their match. In fact, roughly 25% of listings across Northern Nevada have seen price adjustments recently, even homes that were thoughtfully and competitively priced from the start. With interest rates still holding steady at elevated levels, buyers are taking their time, asking more questions, and negotiating with a bit more leverage than we've seen in recent years. For these reasons, it is a very important time to listen to your professional's recommendations if you're on the listing side as a seller. Don't take it personally if instructions of lots of things to do to prep to get your home on the market comes down the pipe. A system of preparation on the front end WILL make the difference on the sale end. Who you work with and their recommendations really matter right now.
