Our high velocity market is still characterized by limited standing inventory, and strong demand.
However, there has been a slight shift in the type of sellers entering the market. In the last year sellers have had multiple motivations for selling including shifts in utilization, up or down sizing and of course the attraction of selling in a strong seller’s market. Recently It appears that the majority of sellers are selling because they see the financial opportunity. Therefore, some have overreached with their aspirational pricing. Buyers are pushing back on these prices and we're seeing more properties staying on the market and consequently more price reductions. We are also experiencing fewer purchases on properties sight-unseen, as buyers conduct more due diligence and price analysis before submitting offers. This minor shift in seller motivation and the thoughtful approach by buyers could be a lead indicator of a more balanced market.
As uncertainty continues around Covid, travel restrictions, short-term rental restrictions, etc. the main driver for buying in Tahoe is control. Most people buying in Tahoe today are buying because they want to control their ability to be able to escape to Tahoe for vacations. As short-term rental options become more limited and more vacationers are coming to Tahoe, people are discovering the challenges with and the lack of guarantee in finding a place to rent in Tahoe. Therefore, the only way to guarantee they can come to Tahoe is to own in Tahoe. Ownership is their passport to vacation in Tahoe. We don’t expect this to change, which means the demand for ownership in Tahoe will continue for the foreseeable future.
