Q1 Market Reports 2022
Like previous quarters, the first quarter of 2022 was defined by limited inventory and motivated buyers. This imbalance in the market continues to put upward pressure on pricing in every community and price point. We questioned if we would see a traditional seasonal slowing that would be magnified by the newly adopted Short Term Rental rules. However, the mild winter did not produce more sellers and the new short term rental rules have not dissuaded buyers. In fact, a segment of buyers are even more motivated to purchase as they attempt to guarantee their vacation time in Tahoe by purchasing a home.
Despite rising interest rates and economic headwinds we see these market trends continuing into the second and third quarter as cash buyers continue to seek a Tahoe home as a refuge and financial safe-haven.

We were introduced to Breck and the team from an agent in the Bay Area, who said he was the best in Tahoe. We have to say that he did not disappoint. The inventory was very sparse and we felt like he had a good pulse on the market. He was very patient and advised us well through the process. We ended up in a bidding war, but ultimately got our dream house in Tahoe. Because of the buying process and high demand, we had to take all of the furniture as well, which we did not need. Breck and his wife worked extremely hard to help us give away and remove all the furniture, which was above and beyond the call of duty. Because of Breck, we found a slice of Tahoe that we love and the move in process went much more smoothly because of his efforts.
